Even if you have done a home remodeling project before, many of our clients ask where they should start. Following the tips in this article will help you have the best odds for a successful home construction project.
Establish A Scope
It is best to sit down with your family to discuss the scope of your project before you meet with builders or designers. Questions to consider include:
How do I use my current space and what do I wish functioned or looked better?
Do I have a friend of family member who has a space that looks or functions the way I want my future space to?
How do I want my space to feel?
Do we have enough space inside of our home’s footprint or will we require a home addition?
Establish a list of “must-haves” vs. things you would like to have.
Collect Inspiration
Collecting pictures for inspiration and ideas helps your architect, designer and builder. These pictures help them understand the level of finish you expect, incorporate storage or space planning ideas you have found, and determine your design style. Popular places to find inspiration include: Architectural Digest, Houzz.com, Pinterest, and Instagram.
Our Houzz.com profile where you can find our projects and collect inspiration for you remodeling project
Hire A Designer And Builder
We recommend hiring a designer and architect at the same time you hire your builder. Hiring both firms at the same time helps ensure that your budget aligns with the design, and that the design is buildable. An experienced home remodeling contractor can recommend materials and construction methods that would be best for your home and budget.
Establish A Budget
If you have done your due diligence and selected the right builder, sharing your expectations for your budget can save you time and money. Many clients try to conceal their real budget, thinking the builder will offer a lower number. Home remodeling is not a high margin business. Any builder who has room to discount his price was not treating you fairly to begin with.
Establishing trust through referrals, online reviews and an interview. Next, share your budget with your remodeling contractor to assure you are not designing a project that exceeds your budget. Your builder should be able to ensure that your project will be completed in your expected timeframe and to your desired finish level.
Review The Contract
Make sure the contract and the plan match, and that all of the finishes are called out. Leaving products or materials open to interpretation is a recipe for a disagreement down the road. Make sure you are comfortable with the project’s start and end dates as well as the payment schedule.

Why Do Remodeling Contractors Charge Different Amounts?
Unfortunately, it is very difficult to compare pricing when looking at a proposal from a home remodeling contractor. Regardless of whom you hire, we recommend against design-build for large projects and instead recommend simultaneously involving a design professional and a builder. This way there is a detailed set of specifications to bid to ensure you’re getting a quality remodeling project for a fair price.
Construction Overhead
Home building is one of the oldest professions, and is very competitive. Margins are not as high as manufacturing or other businesses. There are “chuck in a truck” contractors with very little overhead, but the odds of a successful, quality, professionally run project are not in your favor. In order to avoid a headache, we always recommend a professional remodeling contractor.
Hiring a professional contractor does not mean you should be paying for unnecessary extras. Avoid companies that have commissioned salespeople, selections coordinators, or who offer design-build on large projects. These “services” can add more than 10 percent to the cost of your remodeling project. A professional remodeling contractor has the following:
A dedicated website with information about their company and professional pictures of their work.
Online, verifiable reviews on multiple platforms that read as authentic and not paid for or written overseas.
Full insurance including workman’s compensation for their employees and all subcontractors have workman’s compensation for their employees as well.
An office with a physical address that you can visit and where your personal information is safe.
Professional project management software that provides you with a schedule and a dedicated way to communicate with your project manager.
Trucks and vans with professional graphics that are permanently attached (no magnets).
A typed contract with a start and end date.
Company uniforms the present a clean appearance. The way they maintain their equipment is the way they will maintain your home.
Accountability and follow-up. If someone does not get back to you, does not show up on time for an estimate without calling, or if you have to chase a contractor for a bid…walk away, because it is only going to get worse once you hire them.
Remodeling Quality
There are thousands of ways a contractor can rip you off. Hiring a professional with references can help you avoid this. Additionally, a written agreement regarding the materials used and the timeline for their installation that is as detailed as possible is key to success. It might seem like senseless construction jargon, but a longer, more detailed contract shows that the builder cares, and specifies exactly what you are paying for on your remodeling project.
A contractor could write “supply and install a door” in the contract. You might have talked about the door, but if there is no plan that the proposal references, we would recommend you see details like “supply and install one solid core flush door (36”x80”) to be painted with Sherwin Williams Pro Classics in Dover White semi-gloss. Hinges are to be 3.5” in black with a Kwikset 91550-029 Halifax Door Handle,”. To avoid needing this amount of specificity, you can also have an architect or interior designer draw a plan with an interior finish schedule to define the materials used.
With details you can make sure you are comparing apples to apples. A trick often used by unscrupulous contractors is to give you allowances for materials selected that is out of line with the quality of your home and your expectations. When you compare your bid to a competitor, it could be thousands of dollars less, which seems like a value. However, when you add back in the material quality expected, the price may change significantly.
Home Building Experience
Experience costs money. The longer a craftsman has practiced their trade, the more they usually charge. Make sure your project has a dedicated project manager with at least a decade of experience in residential construction. Residential remodeling is the most difficult of the building trades and requires significantly more experience than new construction of the same price point.
Our website
Is someone just starting their own company? Even if they have been in the building trades for years, running a business and cash flow management are skills not taught in the trades. Make sure your down payment is safe and that the company managing your project is professional and organized.
Home Warranty
It is standard practice for a builder to provide you with a limited warranty, on top of the warranty provided by subcontractors and material manufactures. Unfortunately, if the company is neither reputable, nor financially sound, the warranty is not worth the paper it is written on.
Remodeling projects never go perfectly, and a company defines itself by how they handle those problems. Making sure to read as many reviews of a company as possible, and making sure you have read the contract completely is essential to remodeling success.
Construction Contract
A detailed contract protects both the remodeling contractor and the homeowner. Make sure to read and understand the building contract.
Ask the builder questions in writing.
Make sure all of the materials are specified if they are not on the plan.
Get assurances on the start and completion dates for your project in writing.
Understand the price of change orders and make sure there is a fixed charge for any additional work. This way you are not stuck paying outrageous change orders if there is a surprise behind the wall.
Understand the draw schedule. No professional building contractor should ever ask you for complete payment up front or offer a discount for an aggressive payment schedule. This is always a red flag.
The contract clearly states how to mediate disagreements.
Finding the Right Home Remodeling Contractor
Remodeling can be stressful, but hiring a professional should alleviate as much stress as possible. Home building is a low margin, competitive business, so examine a bid that is significantly lower. Generally, the low bid forgot something, omitted something, or unfortunately has plans to make up the difference through change orders. By doing research, asking friends, employing a third party designer, and having a firm written contract, you can be sure you have the best chance of success with your next home remodeling project.
Adding Or Remodeling A Powder Room In Your Home
Bathroom remodeling is one of the most effective ways to add value, function and interest to your home. While small, powder rooms have a lot of potential for creativity. Whether you’re looking to remodel an old half-bath, add a new bathroom to your home or convert a hallway closet, there are many ways to create a powder room that fits your style and budget.
Where To Begin?
Beginning a bathroom remodeling project can be daunting. Finding a contractor who is experienced working in your caliber and type of home is key. At LaBonte Construction we pride ourselves on our high quality work. We have renovated and remodeled hundreds of bathrooms and powder rooms of all shapes and sizes.
We recommend our clients start the planning process by creating a design idea book on Houzz or a board on Pinterest. This will help you communicate expectations for the look and quality of the space when you meet with a builder and designer.
Decide where in your home you want to locate your new bathroom. If you do not already have a bathroom, taking space from a closet or another room is almost always less expensive than an addition.
Engage a qualified builder to assist your designer or architect with budgeting and the design of your new space. Have an honest conversation with your builder about expectations and budget at the outset. This will help avoid designing a space that is not within your budget allowance for the remodeling project.
A Creative Opportunity
Designing a powder room gives you the chance to be creative. This space is small, often used by guests and separated from more frequented living spaces. Therefore, many clients are willing to make riskier design choices and choose more expensive materials. Past clients have used exotic wallpapers, matte or lacquer paints, coved ceilings, bespoke paneling, beautiful plumbing fixtures, and ornate light fixtures in their powder rooms.
Code Requirements
There is no nationwide code that specifies the size of a bathroom. However, at LaBonte Construction we are bound by the Uniform Building Code (UDC) of Wisconsin. The UDC’s requirements for clearances and ventilation in a bathroom require basic standards:
A water closet (flush toilet) may not be located closer than 15 inches from its center to any side wall, partition, vanity, or other obstruction, nor closer than 30 inches center to center, between water closets.
Minimum clearance in front of the toilet bowl is 24 inches.
Headroom in a bathroom must be 7 ft. or higher (may be shorter than 7 ft. if at least 50 percent of ceiling is 7 ft. or higher).
Any room with a toilet, tub, or shower must have exhaust ventilation capable of exhausting 50 cubic feet per minute.
For spaces that do not have electrical service, an openable window will suffice.
Using these guidelines can help you determine where you want to locate your powder room. It will also ensure the space will be code compliant when it comes time to build. If you are looking to convert a small space that was not previously a bathroom, ensure you have enough space to install the necessary fixtures.
The toilet occupies a large portion of the space. Considering space saving options like wall hung toilets with the tank built into the wall can be helpful. Wall-mounted toilets provide a clean look and can give your bathroom a modern feel. Additionally, smaller vanities and mirrors can help create a more open feel to the room.
Compact sinks are another effective way to make a small space as functional as possible. When it comes to sinks, there are a few options. If you want to conserve space, consider a wall-mounted sink or a pedestal sink to make a the room feel larger.
Many powder rooms are located in areas where a traditional door would interrupt traffic patterns or be obtrusive. Installing a pocket door can help solve space issues while still making the bathroom feel private and luxurious.
Soundproofing
Many half-baths are located next to a busy areas of your home. Soundproofing a powder room is a great way to ensure that your guests can use the bathroom comfortably.
An efficient way to soundproof is by adding specialty insulation to the walls to deaden sound.
Using a cast iron drain pipe can help you avoid the sound of flushing water associated with PVC drain pipes.
Adding resilient channel to the framing of the wall allows the decoupling of drywall. This can be cost-effective in partition walls.
Adding a double layer of drywall with an acoustic isolation glue between the layers can compound the effects of a hat channel.
Another quick and easy way to soundproof is by adding an automatic door bottom of the bathroom door.
Some clients who do not want to invest in soundproofing measures may request bath fans to drown out the noise of guests.
Economic Impact
According to the 2019 Remodeling Impact by the National Association of Realtors, those who renovated a bathroom recovered 70 percent of their value from the project. According to the same survey, 58 percent of homeowners said they have an increased sense of enjoyment when they are at home. Charles Hartigan, a real-estate agent in Connecticut, found that adding an extra powder room to a home that previously only had one full bath can add $15,000 to $20,000 of value to your home.
When Remodeling Your Powder Room
A home remodeling project to add or improve an existing powder room can add value to your home and impress your guests at your next dinner party. Picking the right builder and designer are essential to making your half bath feel luxurious and function well. Smart Toilets: A Glimpse Into The Future
Source: Kohler
Remodeling a bathroom is a great way to add function and beauty to your home. Bathrooms are some of the most used rooms in a home, so comfort, appeal and functionality are important. Smart toilets are a great way to add all of these to your next bathroom remodeling project.
What Is A Smart Toilet?
A smart toilet is a toilet that uses built-in technology, capable of interacting and connecting with the user. Smart toilets have a sleek design, use less water than standard toilets and some even have added health benefits. They can be controlled with voice command, mobile apps or remote controls. In 2011, Kohler released the Numi, which was hailed as the world’s first smart toilet. Since then, many companies have entered into the smart toilet industry, each developing smart toilets with their own unique features.
Smart Toilets: Features
Modern smart toilets come with a plethora of features. Most basic models come with a bidet, an automatic lid and an automatic flush. If you opt for a higher-end smart toilet in your bathroom remodel, they can come with some, or all of the following features:
Some models offer even more features than the ones listed above, which can increase the functionality of your toilet even further.

Smart Toilets: Pros
Save Space: Smart toilets are often smaller than standard toilets. Additionally, the water tank and buttons can be placed on, or within the wall. This saves space and can be especially useful in a smaller bathroom.
Hygienic: The majority of toilets are hands free, which means they are more hygienic when compared to a standard toilet. As mentioned before, some models even clean themselves.
Low Water Usage: Smart toilets average around .6 gallons per flush (GPF), whereas a standard toilet averages around 1.6 GPF. Many smart toilets use the exact amount of water needed for each flush, reducing your water consumption.
Health Benefits: Many toilet manufacturers want to use the smart toilet technology to monitor the users health. By fitting toilets with technology that can detect a range of warning signs in our waste, they can inform the user to seek medical attention if needed.
Quieter: With an automatic lid, as well as exact water usage, smart toilets are quieter than standard toilets. A quieter toilet is less intrusive for the user and for others in the home.
Smart Toilets: Cons
Electricity Usage: Smart toilets are powered by electricity. Therefore, a smart toilet will consume more energy than a standard toilet, which may increase your electricity bill.
Repairs: Like any other appliance, smart toilets will require repairs and maintenance. Because smart toilets are relatively new, there are fewer people who know how to repair a smart toilet. With fewer people in the smart toilet repair market, the repairs could more costly when compared to typical toilet.
Cost: Typical toilets can be had for $350 or less. Most smart toilet models typically cost above $2,000. However, if it’s within your budget, a smart toilet can be a great investment.
Is a Smart Toilet Right for You?
While still a relatively new technology, smart toilets are starting to make their way more and more into our bathroom remodeling projects. Please contact us at LaBonte Construction if you would like to incorporate a smart toilet into your next bathroom remodel.
13 Ways To Upgrade Your Garage
Garages can often be an afterthought for many homeowners. However, remodeling or upgrading your garage can be an effective way to increase the resale value of your home and provide additional, usable space. At LaBonte Construction, we recommend adding these upgrades to your garage as part of a home remodeling project.
Upgrade Garage Door
While garage doors are there to serve a function, they also contribute to your home’s curb appeal. The majority of garage doors are steel or aluminum, but there are other higher quality options.
Commonly, our clients pick wood garage doors as an upgrade. Wood doors are completely customizable and can be finished to match the design of your home.
A study by Remodeling Magazine shows that replacing or upgrading your garage door generates the best return-on-investment when it comes to recouping cost at resale.
Garage Door Opener
Along with upgrading your garage door, you may wish to upgrade your garage door opener. Waiting for a garage door to open used to be a slow and loud process, but new technologies have made opening a garage door quicker and quieter.
Traditionally, garage door remotes were a small box kept in your car, and opening the door could only be done from close range. Now, there are different apps available that can connect your doors to your phone.
Epoxy Coating for Garage Floors
Concrete floors naturally crack over time, making it unsightly. Epoxy coating a garage floor is a great way to combat the cracks and create a more appealing floor. An epoxy coating is a compound consisting of two elements: an epoxy resin and a polyamide hardener. When mixed, these two elements create a chemical reaction that creates a hard surface coating.
Epoxy coating can be a tedious process to do yourself. We suggest having your garage floor epoxy coated as part of a larger garage remodel. When installed correctly, an epoxy coated garage floor can last a lifetime.
Insulate And Drywall
An unfinished garage can be a drafty area of your home, because the walls are directly connected to the outdoors with no protection. Additionally, many see an unfinished garage as an eyesore.
An insulated and drywalled garage can help maximize your home’s energy efficiency. Typically, we do not insulate or drywall detached garages, but we can do so if you desire. We do however, insulate and drywall almost every attached garage we remodel to ensure the space is comfortable and feels like an extension of your home.
Add More Outlets
While some of the upgrades on this list can be done by a motivated DIYer, this upgrade is best left to an electrician familiar with the remodeling process. Adding more outlets can increase function and reliability. Code requires that a newly constructed garage have at least one 120-volt 20-amp outlet . However, we suggest having at least two outlets installed per wall to maximize your functionality.
Add Wainscoting
Wainscoting is a molding that dates back to the 1300’s and is used to guard your wall from scuffs and scratches.
In traditional English-style homes, wainscoting is generally made of wood. It typically goes about halfway, to three-quarters of the way up the face of the wall. In a garage, wainscoting can be made of metal or wood and goes about a quarter, to halfway up the wall’s face.
If you want to add character and protection to your walls, ask us about having wainscoting installed in your next remodeling project.
Add a Sound System
Many people use their garage as a workspace, and adding a high-quality sound system to the interior can make that workspace more enjoyable. Additionally, you can add a sound system to the exterior of your garage. This lets you play music in your driveway or yard.
Add a Back Garage Door
Another garage door gives you the ability to park lawn equipment in the garage without having to move your cars. Additionally, having a garage door to the yard allows you to use it as an entertaining space.
If you like to use your garage as a workspace, but want to keep your privacy, a back garage door allows you to keep a door open without losing any privacy.
Add a Storage System
Typically, garages do not come with a built-in storage system. Most of us need to go buy separate racks or cabinets to add storage space. However, having storage units built-in to your garage during a remodeling project can make your garage look cleaner and add functionality. Additionally, extra storage space in your garage allows you to use less storage space within your home. This helps reduce clutter and maximize space in your home.
Add LED Lighting
A dark garage can be eerie and unappealing. Many us have walked into a dark garage and fumbled around trying to find the light switch. By adding motion sensitive LED lights to your garage, you add functionality and convenience. To have your garage properly lit, we recommend have two 40-watt 48-inch shop lights installed above each bay. With motion sensors and sufficient lighting, your garage will no longer be the dark, unappealing space it once was.
Add a Man Door
Most garages we do in a home remodeling project are attached. This generally means that the only access to the garage is from inside the home or via the garage door. A man door adds another mode of entry into your garage.
Additionally, having another entrance or exit in your garage prolongs the life of your garage door, as it will likely see less use. Man doors can also increase safety during a fire or power outage by providing another route in and out of the home.
Add Heating and A/C
In many of our garage remodels, we include heating. For those that do not have heating in their garage, it may be wise to add some. Wisconsin winters, as we know, can get quite cold. Having heating included in your garage ensures that snow melts off of your car, you never have to wait for your car to warm up, or need to put on extra layers when entering your garage.
Heating installed in a garage
While some garages have heating, very few have air conditioning. Just as Wisconsin winters can get very cold, summers can get quite hot and humid. Heat and humidity can be dangerous for cars. The ideal temperature for storing a car in a garage is around 70 degrees. The ideal humidity level is around 50 percent. Adding air conditioning to your garage you can help maintain the heat and humidity, ensuring a comfortable space for you and your car.
Finish Space Above Garage
Whether you have an attached or detached garage, many have additional, unused space above. This provides an opportunity to recapture this space by adding living quarters or extra storage.
It is more cost effective to remodel space within the building envelope than it is to build a new addition. Many of our clients who choose to remodel their garage opt to add a dormer. Adding a dormer increases the head height, making more of the space usable. Commonly, we convert the space into a master suite, an art studio, a guest house, a game room or a movie theater.
At LaBonte Construction we have decades of remodeling experience to help you convert your garage into a comfortable and quality space for your family to enjoy for years to come.

15 Home Upgrades To Improve Quality Of Life
Not all of our clients need to completely gut remodel their homes. Sometimes simple upgrades can free up hours of your time or greatly improve the quality of your life. We have compiled a list of upgrades that we are commonly asked to incorporate into a remodeling project, or in parts of the home that we were not otherwise working on.
Home Humidification
We recommend that all of our home remodeling clients add a whole home humidification system. During our Milwaukee winters, the lack of supplemental humidity can cause a variety of issues like nose bleeds, dry skin, static shocks and damage to millwork.
Some humidification systems are standalone, while others attach to your furnace. There are two main technologies used in humidifiers: steam and evaporative.
Evaporative technology dispenses water across a panel while pushing air across it to form humidity. This technology produces one gallon of water vapor for every fourteen gallons of water put into the system.
A steam humidifier produces humidity in the form of steam by using two electrodes in a canister to boil the water. Steam humidification is more efficient than evaporative humidification. Steam humidification produces one gallon of steam for every gallon of water put into the system.
Kitchen Cabinet Upgrades
Even if you are not doing a full-scale kitchen remodel, add organizers to your kitchen cabinets. Doing this can make better use of your space, save time and prevent lost or damaged kitchen items. Big box stores and online retailers sell a variety of organizers such as spice racks, plate storage systems, lazy Susan systems, trashcan pullouts, shelf risers, pan racks and hooks.
A kitchen organizer used for cutlery
If you are doing a kitchen remodel, your remodeling contractor will have access to options only available to the trade that will be of a higher quality.
Solid Core Doors Upgrades
Some new home builders use cheap hollow core doors. When renovating your home, upgrading to solid core doors can be a great option. Solid core doors are perfect for adding security and resistance to the wear kids can often cause. Since a solid core door lacks the hollow air pocket in the middle, it takes more force to damage the door.
Another advantage of solid core doors is they have a slightly better fire rating, taking longer to burn. The biggest benefits to a solid core door is sound suppression and a feeling of quality.
Natural Gas Grill
Most of our home remodeling clients in Southeastern Wisconsin have natural gas service to their homes. If you already have an ongoing remodeling project at your home, it is usually not much trouble or expense to stub out a natural gas line to the backyard for hooking up a grill.
A grill attached to the natural gas line in a house in Milwaukee, WI
By tapping into your home’s natural gas line, you have an unlimited, affordable gas source that does not require refilling a tank.
Smart Lock Upgrades
You don’t have to replace your doors for upgrades to your locks. Adding a smart lock can give you enhanced security, as well as additional locking features that make your life easier. Smart locks have Bluetooth and Wi-Fi, allowing you to lock and unlock the door from your smartphone.
An upgraded lock installed during a remodel
If renting out your home on AirBNB, you can send e-keys for visitors, or remotely unlock the door if a child or elderly person is locked out.
New Toilets
If you have an old or cheap toilet installed by a new construction home builder, installing a new toilet can change your daily routine for the better. Chair height toilets are taller than a standard toilet and allow for a more comfortable seating position for adults and those with disabilities. Some new toilets are dual flush, allowing you to save water based on which button you press. Upgrading to an elongated bowl toilet is especially beneficial to men. This gives them a bigger target at night and allows them to avoid the tuck when sitting down.
Mount Your TV On The Wall
Mounting your TV on the wall is a DIY project for some, but others may prefer to hire a handyman service. By mounting your TV, you can hang it at an optimum height and hide unsightly wires. You can also increase viewing area if you add an articulating wall mount.

Upgrades to Your Bath Fan
Many bath fans are loud and connected to a switch you might forget to turn on. Upgrading your bath fan can be a great way to add function and prevent the accumulation of moisture on the walls. Additionally, you can select a quieter model that moves more air, is more efficient and has motion or moisture detection.
Backup Generator
If you have unreliable power, live in a climate prone to natural disasters, or have a health condition that requires that you always have power, a generator is a must have. Standby generators can be sized to maintain power to part, or all of your home in the event of a power outage. We are lucky to have two major generator manufactures in Wisconsin, Generac and Kohler.
Add Specialty Outlets
Our home remodeling clients often ask for specialty outlets. The most common outlets include USB charging ports so you do not have to use a wall wart. Additionally, clients request GFI outlets with built-in night light functionality for bathrooms.

Thermostat Upgrades
Smart thermostats are not new, but they can be a great addition to your home. They allow you to track your energy usage and potentially lower your utility bill. Additionally, they allow you to control your thermostat remotely. This feature is popular for people with more than one home, those who travel for work and for those who keep an irregular schedule.

Sprinkler Systems
A home with green grass, healthy trees and colorful flowers can increase curb appeal. Most people manually water their plants and greenery. However, adding an automatic sprinkler system makes taking care of the plants and greens less of a hassle. Additionally, and perhaps surprisingly, an automatic sprinkler actually uses less water than watering by hand.
Automatic sprinkler systems can be time consuming and difficult to install. We recommend including this in a larger remodeling project.
Soft Close Cabinets
Even if you are not remodeling your kitchen, you can add quiet close hardware to your cabinets to give them some of the functionality of new, premium cabinetry. There are many quiet close hardware products that can be retrofitted with a weekend and a screwdriver.
Soft Close Toilet Lids
Slamming a toilet seat is noisy. It can wake up your family, make it difficult to fall back asleep and damage your toilet. Installing a premium soft close seat improves comfort, and stops the loud bangs from the seat and lid closing.
Curved Shower Rod
Shower rods are not always seen as luxury options. However, adding a curved shower rod during a bathroom remodel can give you more room in the shower, and help avoid the shower curtain sticking to you.
Home Upgrades to Improve Your Life
Adding any of these upgrades to your remodeling project can give your home more functionality and quality. Please contact us at LaBonte Construction to discuss adding any of these upgrades to your next home remodeling project.
10 Ideas To Make Your Small Home Feel Bigger
At some point, most families feel like they need more space in their home. While we would love to be the home remodeling contractor you call for your home addition, there are some less expensive ideas that you can start with while planning your perfect space.
Organization
Having an intentionally designed space for everything can make a small space feel bigger. One of the most common requests we get as home remodeling contractors is to add built-in storage. From bookcases, to custom closets, we have done it all. In your closet, innovative racking systems from companies like REV-A-SHELF can help us design your perfect wardrobe storage.
If you do not have the budget for a builder to create a bespoke closet and bookshelf, there are lots of websites devoted to IKEA hacks. This can be a good place to start while saving for an heirloom quality closet or library.
Full-Height Kitchen Cabinets
Only in the last decade or so did 42” upper cabinets become commonplace in the kitchen. Incorporating increased storage in your kitchen remodel adds more space to decrease clutter on your kitchen countertops. Floor-to-ceiling cabinetry draws the eye upward, making the ceilings feel taller than they are.
Light Paint
While dark paints can make a room feel intimate, light paints can do the opposite. Lighter colors reflect light, making a room feel larger. Whites, grays, creams and yellows all contribute to a feeling of airiness. Remembering that your ceiling is a wall that benefits from light colors, will also keep your room feeling spacious.
Mirrors
While light paint colors can make your small home feel larger, wall mirrors can do an even better job of reflecting light or giving the illusion that a room continues. Placing a mirror opposite a window can make a room feel much more expansive. If you don’t have a window placed conveniently for this trick, you can use a lamp to similar effect.
Another trick that new construction builders use is full wall mirrors in the bathroom. However, you likely do not want to put a huge piece of glass on the wall. Building a custom frame for the mirror to match the vanity and cutting in sconces can make the room feel larger, while making the mirror feel custom.
Unique Storage Systems
While adding custom closet organization can help you utilize the space you have, custom home remodelers have the ability to add storage where there was none before. Examples include a bench seat that can function as a place to read or put your shoes on, but that also opens with a piano hinge to store blankets and items you do not use often.
Another example is to continue custom bookshelves over the door. Most home libraries stop before you get to the door. Continuing the bookshelves over the door not only adds more storage space, but also make the room feel cozy and luxurious.
Using The Space Under The Stairs
The space under the stairs is often forgotten and covered over. Opening up and incorporating that found space into your living area can recapture lost square footage and make your home feel larger. In our years as luxury home remodeling contractors, we have seen lots of creative uses for this space. Our favorites include: bookshelves, reading nooks, and area for a dog to sleep, a home office, a panic room, a wet bar and display shelves.
Lighting
Lighting is one of the most useful ways to make your room feel bigger. If you are not adding more natural light, make sure the artificial lights are well spaced. If you are stuck with a single overhead light, you should supplement this light source with lamps around the perimeter of the room. Consider adding these lamps to switched outlets to more easily control them. If there isn’t a corner that will take a lamp, a wall sconce might be a good option.
Lights are also important in emphasizing or distracting from ceiling height. Pendant lights can emphasize the height of the room. However, using can lights on a shorter ceiling in traffic areas can avoid people feeling like they are going to bump their head on an obstruction. During a bathroom remodel, consider adding a backlight bathroom mirror or medicine cabinet.
Landscaping
Clearing overgrown shrubbery and overhanging limbs not only protects your home’s exterior from nature and increases safety, but also allows more light in. As we learned above, the brighter the room, the larger it feels. When at the garden center, consulting the tags for the mature specimen size will help you select plants that will be appropriate for your home.
Upgrading Doors
Changing solid doors out for doors with windows, also known as “lites”, can add light to your home. Also adding glass transom above doors can help flood the space with natural light or light from adjoining rooms. When adding glass doors, it is important to be cognizant of safety, and consider adding a double cylinder lock.
Another door trick that can be borrowed from new construction home trends is increasing door heights from the standard 80” to 96”. Taller doors draw the eye up and make the ceiling feel taller.
Stripes
Using stripes can trick the eye into thinking a room feels larger. Vertical stripes make a room feel taller, while horizontal stripes make a room feel wider. You can add stripes by using paint, moldings or wallpaper.
Making Your Small House a Home
Having a small house is a way of life for many. A competent interior designer combined with a home remodeling contractor can help you best utilize your existing space and plan for an addition!
If you are ready to incorporate some of these ideas or would like to add on to your home, please contact us at LaBonte Construction to discuss your options.
10 Ways To Upgrade Your Builder Grade Home
New construction homes are almost always built to a price point. Some of the fixtures and finishes may not meet your quality standards. This is where the phrase “builder grade” comes from. If you would like to upgrade your home, our list may help you replace some of those inexpensive finishes with higher quality options. When you are ready to redo the entire room, hiring a professional home remodeling contractor like LaBonte Construction will be necessary.
Paint Your Cabinets
Cabinets are the first thing most people see when they enter your kitchen. Painting your cabinets can have a huge impact, and help you avoid a costly kitchen remodeling project. Not all cabinets are good candidates for painting. Laminate or thermofoil doors, doors with loose or chipping veneer and cabinets with particle board carcasses are usually not worth saving. Dated cabinets with quality construction are the best candidates for refinishing. If your carcasses and doors are in good shape, but you want upgraded hinges, many stores sell quiet-close hinges that can be retrofitted to make your cabinets feel brand new.
Repainted cabinets ready for hardware
Surface preparations are the most important part of painting your cabinets. We recommend stripping the cabinets and doors to bare wood. If that is not possible, washing the cabinets with TSP and scuffing them with sandpaper is the bare minimum. After the wood is prepared, make sure to use a high quality primer before you pick a topcoat.
We recommend oil based paints on cabinet doors because of it’s longevity. Unfortunately, oil based finishes can be harder to work with and give off noxious fumes. Make sure to follow the instructions on the can and wear PPE to ensure your safety. Spraying the cabinet doors will give you the most uniform finish, but brushing on the paint will give you old-world charm and be easier to touch up if there is a nick or scratch.
Add Crown Molding
Adding crown molding is inexpensive compared to other projects, but can have a huge impact. Installing crown molding is more advanced than some of the other upgrades on this list. It might be advisable to hire a qualified home remodeling contractor to assist with the project. Having the proper tools, ladders and insurance is important when working on the ceilings of your home.
Crown molding in a commercial building on the Lower East Side of Milwaukee, WI
Crown molding is the molding that transitions from the flat surface of a wall, to the horizontal surface of the ceiling. Most commonly, our home remodeling clients request crown molding in their master bedroom, on their kitchen cabinets, in their powder room and in their dining room. To achieve a custom look without the expense of a custom molding, consider stacking two stock moldings together to make the molding wider and more complex.
Replace Hardware
While brass has made a comeback in recent years, low quality lacquered brass hardware has not. Replacing the old cabinet hardware, door knobs and hinges can make a huge impact. This helps avoid replacing your homes doors or needing to remodel your kitchen. Popular replacement finishes include antique brass, oil rubbed bronze, chrome and brushed nickel.
When ordering new kitchen cabinet hardware, consider the spacing of the existing holes so you do not need to do any patching or refinishing. Entry door handles can feel more luxurious if you switch from a knob style to a handle style.
Create Accent Walls
Often, new construction home builders will paint all of the rooms one color to save money. Adding an accent wall can transform a room. An accent wall is a wall that is a different color, material or design than the other walls around it. The three most common types of accent walls are painted, wallpapered and paneled.
A painted accent wall is the least expensive. Generally, the first symmetrical wall that you see when you enter the room should be the accent wall. Avoiding walls with a lot of windows, doors, or other architectural details is best. Because paint is inexpensive and relatively fast, it can be low risk to try a bold color or even a pattern such as stripes or chevrons.
Wallpaper allows you to create an accent wall with a big impact. While most wallpapering is best left to the professionals, there are companies with peel and stick wallpaper that make installation more DIY friendly. Remember, wallpaper is only as smooth as the surface it is applied to. Make sure your wall is smooth and primed before installation.
Paneled walls are more permanent, but also can make your space feel luxurious. Using solid wood or MDF, you can mimic a classic design or create something new.
Upgrade Lighting
Often, new construction home builders put in the least expensive lighting and bath fans they can. Upgrading your light fixtures can have a huge impact on the aesthetic and even the energy efficiency of your home. Many new construction homes use flush mount bulk pack lights in the center of the room. Replacing these fixtures with a decorative LED light fixture will change the room drastically, for the better.
Decorative LED light fixtures in a Milwaukee area kitchen / LaBonte Construction
Converting old style, incandescent can light bulbs and trims to LED models can save energy and make the room feel more modern. Our favorite trims are adjustable for color temperature so that the user can pick the perfect warmth for the room. Consider priming and painting the trims the color of the ceiling, if you want the lights to disappear into the ceiling.
Upgrading your bath fan not only lessens the moisture and smell in your bathroom, but is also quieter and consumes less energy. Consulting a licensed electrical remodeling contractor for this replacement is strongly recommended.
Add Closet Organizers
According to Century 21 Real Estate, “If you’re looking for a way to increase the value of your home, consider looking not in the kitchen, but rather in the closets,”. Not only do closet organizers help with resale, but they also improve function and organization in your daily activities. Common trends in closet organization include adding a dresser in the closet, adding an island, creating his-and-her closets and adding accent lighting to show off a collection.
Closet makeovers can range from mild to wild. There are organization systems available at big box stores and at organization stores. You can also hire a home remodeling contractor to create custom cabinets for your clothes.
Paint Your Front Door
Painting your door can be a involved process, but it can change the look of your home and increase curb appeal. Make sure you prepare the door well, like you would with any painting project. Most people select gloss paint. Common colors include black, red and yellow. Using an oversized sample card from your local paint store will help you decide on the color before you take the door off the hinges and have the paint mixed. While you are painting the door, consider updating the hardware or adding a smart lock.
Replace Cheap Countertops
Builders often install laminate countertops to save money in areas like the basement and laundry room. Many builders commonly install low grade granite countertops in the kitchen. Upgrading these countertops to quartz or marble not only makes them more beautiful, but also more functional. This can make your home more valuable to buyers. When selecting new countertops, remember that you will most likely need a new sink. Additionally, you can use this opportunity to upgrade your faucet and food waste disposal.
Replace Flooring
Laminate flooring and cheap carpeting are hallmarks of budget new construction builds. Upgrading your carpeting and pad to something nicer can feel better on your feet, make your home quieter and improve the appearance of your space.
Hardwood or tile would be great replacements for laminate flooring. Hardwood gives you the option to have it refinished as it wears over time. No matter how realistic your vinyl is, tile looks much better in bathrooms, kitchens and laundry rooms.
Add A Stair Runner
If you were lucky enough to get hardwood stair treads in your new construction home, consider adding a stair runner. A runner is a bound piece of carpet that breaks up the monotony of the wood, and can provide a pop of color and texture marking the pathway upstairs. Stair runners can also help reduce the noise from going up and down the stairs. A runner makes the stairs safer by offering padding and traction over the hardwood.
Conclusion
Small upgrades may buy you some time before doing a major home remodel. Implementing some of the ideas we discussed can be inexpensive and be done in a weekend. When you are ready to fully renovate the space, call our experienced home remodeling contractors at LaBonte Construction.
10 Questions To Ask Before Hiring A Home Remodeling Contractor
Hiring a remodeling contractor for your next home remodeling project is a big decision. In addition to price, there are many other considerations before you decide whom to use for your project.
New construction housing and remodeling are different trades. Many remodeling contractors can build a new home. However, few new home builders are qualified to do complex remodeling projects. Asking the following questions can save you headache, time, and money.
Can I See Your Portfolio?
Looking at a builder’s portfolio will tell you if the builder is capable of working on a project of your caliber. If a builder is used to doing kitchen remodels with laminate countertops, and you envision a kitchen with book-matched Carrara marble countertops, then it would be important to make sure that the builder is comfortable with the materials and quality your project will require.
Most builders have digital portfolios on their website, as well as a Houzz.com account. This allows you to view past work as well as get inspiration from other builders around the country.
Can I See a Copy of Your Contract?
A contract is a legally binding agreement between two parties. It is important to read the contract and understand what the obligations of both parties are. The contract should state how long the project should take, what is included, spell out any allowances for materials to be selected by the homeowner and include information on the builder’s warranty.
Are You a Member of a Trade Organization?
Membership to a trade organization shows the builder cares enough to spend the money to be a member. Additionally, most reputable trade organizations ensure all members’ licensing and insurance is up to date. Finally, many trade organizations offer discounts to members though buying co-ops. These save clients money, offer continuing education opportunities and mediation if a problem arises during your project.
Do You Have a License and Insurance?
While being licensed and insured (including workers’ compensation) might seem like it should be a given, some contractors do not follow the rules. It would be a red flag if the home remodeling contractor asks you to pull the permit or if they can not produce a proof of insurance.
How Long Will My Project Take?
Having a defined start and end date are essential to a successful project. There are consumer protection laws in many states governing project durations. You should expect any professional to give you a details schedule in a paper or PDF form. This schedule should have the major dates, draws and substantial completion date.
How Long Have You Been in Business?
While we all start somewhere, selecting a home remodeling contractor who has been in business for a long time should provide some assurance that your prepayments are safe, they have a track record of success through positive reviews and that the builder will be around should you need to use your warranty.
Will I Have a Dedicated Project Manager?
Reliability and consistency are the keys to success in life, and remodeling is no different. Ensuring that there is a project manager who is your point of contact, and that he will be on your project every day is very important.
Some contractors have a reputation for jumping from job to job in order to take on more work or for financial reasons. Asking your contractor about when to expect their firm on your job will set expectations before the job starts.
What Is the Best Way to Contact You, And Do You Use Any Technology to Track Job Progress?
Construction is one of the oldest professions, and many firms have not embraced technology. We have found that clients who hire a builder with a robust project management software are happier. These software packages allow customers to see pictures of their project, make sure all communications are in a centralized location, track the schedule and understand when selections need to be made.
What Steps Will You Take to Protect My Home During the Project?
If you are remodeling your home, it’s important to ask how your remodeling contractor is going to protect the part not encompassed by the project. At minimum, contractors should be using HEPA air scrubbers during demo, always be using HEPA vacuums for daily cleanup, using ZipWalls to isolate dust, and protect flooring with a product like Ram Board®. A remodel should not destroy the rest of your house.
Is There Somewhere Where I Can Look At Your References?
Most contractors will have their references online, but if your builder does not have an online presence, you should ask about their past clients. No builder is going to give you the number for someone who would give them a bad review, so online reviews are best. We suggest checking Google, Houzz, Angie’s List, and Yelp. Recommendations from friends, community Facebook groups, and looking for that builder’s sign in your neighborhood are the best references.
Maintain Good Communication with Your Contractor
Construction can be stressful, but it doesn’t have to be. Hiring the right home remodeling contractor can ensure your project goes as smoothly as possible.
A Guide To Roofs For Your Next Home Remodeling Project
Selecting the right type of roof for your home remodeling project is important; after all, it is your home’s first line of defense from the elements above. This guide to roofs will help you make the best choice.
Roofs come in many different slopes, designs and materials. Our builders at LaBonte Construction have decades of remodeling experience and can ensure that the roof for your next home remodeling project is of the highest quality.
Guide to Roofs: Roof Designs
We divide roof designs in to two main categories: flat roofs and sloped roofs.
Flat Roofs
We generally use flat roofs on commercial buildings, but we also use them on certain areas of a home. We most commonly install flat roofs on modern homes or home remodels. The average thickness of a flat roof material is anywhere from 45 to 90 mm. Manufacturers make a variety of materials for flat roofs, but all generally have a similar design.
Sloped Roofs
Sloped roofs are the more common type of roof for residential use. Because they have a slope to them, rain and snow slide off more easily. There are five main designs of sloped roofs: Gable, Saltbox, Gambrel, Mansard and Hip.
This is the most common sloped roof in use today, and also the simplest. A gable roof consists of two rectangular, usually equal sized panels that join each other at an angle to form a ridge on the top of the home.
Saltbox
Saltbox roofs are very similar to gable roofs as they join together at an angle to form a ridge on the top of the home. However, the difference between the two is that one of the rectangular panels on a saltbox roof is longer than the other. Saltbox roofs originated in 17th and 18th century colonial homes, when an addition was added to the back of the first floor.
Gambrel
The gambrel roof is most commonly seen on barns or country style homes. This roof design consists of two equal sized panels on each side, but the slope of the upper portion of the roof is much shallower, whereas the slope of the lower portion of the roof is much steeper. This type of roof can help increase space in the upper areas of a home, while still maintaining the characteristics of a sloped roof.
Mansard
The mansard roof has four different sides that slope downward with a flat top. Mansard roofs are widely used in European style homes, and the design originated in France. Many see this design style as a sign of elegance.

Hip
A hip roof is a four-sided roof in which all sides of the roof slope downwards. This design style is typically used on smaller homes or smaller sections of a home. Generally, the slope of a hip roof is much lower than the slope of other roof designs.
Guide to Roofs: Pitch
Pitch is the slope of your roof. This determines what type of roof will be the best fit for your home. Pitch is a ratio of the number of inches of rise per run of horizontal foot on a roof.
Type
Pitch Ratios Included (in inches)
Flat Roof
1/2:12 up to 2:12
Low Slope
Up to 4:12
Conventional
4:12 to 9:12
Steep Roof
Above 9:12
Climate conditions are a major factor when deciding what pitch your roof should have. For those in areas that receive a lot of precipitation, we recommend a steeper roof. However, in places like Wisconsin where there is significant snowfall, a roof that is too steep can be dangerous as snow could slide off and possibly fall on a passerby. This is why selecting the right pitch for the roof is of the upmost importance.
Sloped Roof Materials
After deciding what style and pitch is best for your home remodeling project, its time to select the material for your roof. There are many different options to choose from, offering different aesthetics and varying degrees of quality.
Metal Roofs
Metal roofs are fast becoming the preferred option of many homeowners because they can provide more durability and stability when compared to traditional asphalt shingles.
Although some refer to them to as tin roofs, they are mostly made out of rolled steel. Manufacturers make this by chemically bonding a thin layer of tin to the steel. The lifespan of tin roofs is typically up to 40 years, and is an eco-friendly option because it is made from 30-60 percent recycled materials. Additionally, one of the biggest benefits to using a metal roof is that you can save on insurance premiums, as insurance companies consider them superior to asphalt shingles. There are numerous types of metals used for roofing material.
Standing Seam
The most common metal roof material in use today is the standing seam. Most companies make these panels out of Galvalume-coated steel, but some make them from aluminum, copper and various other metals. Standing seam roofs perform particularly well in harsh weather conditions and can last up to 50 years if properly installed.
Aluminum
Aluminum roofs offer more flexibility than many of the other metals used in roofing, and is one of the longest-lasting metal roof options, with most lasting 40 years or more. This material is also quick to cool after heating up, and can be fire resistant with the addition of a fire barrier. Just like standing seam, aluminum roofs stand up well to serve weather, which is important during our Wisconsin winters.
Galvanized Steel
Galvanized steel is the quintessential metal roof. The steel has been coated with zinc to make it more resistant to cracking, shrinking and erosion. It typically lasts anywhere from 15-30 years, is energy efficient, and is recyclable. The biggest reason that builders used galvanized steel is that the galvanization process inhibits rust.
Copper
One of the longest-lasting metal roof materials is copper; it can have a lifespan of 60+ years. While it is one of the more expensive metal roof materials, it lasts far longer than most and is naturally fire resistant. It is common for copper to oxidize and turn green around twenty years into its use, however you can ask your home remodeling contractor to put on a clear polyurethane or clear lacquer during installation to preserve the copper’s natural color. Additionally, manufacturers add lead coatings to copper roofs to change its color.
Zinc
Zinc is the longest-lasting metal roof material available. It has a lifespan of up to 100 years and is resistant to cracks and erosion. Zinc is easily foldable which makes it great for unique roof designs. Even though it is easily foldable, zinc’s strength and durability do not change when folded. Zinc, like steel is also recyclable, making it another eco-friendly option.

Asphalt Shingles
Asphalt shingle roofs have long been the most commonly used material for roofs. With the introduction of other materials their usage has decreased slightly, but asphalt shingles remain a consistent option used by builders.
Three-Tab Shingles
The least expensive of the asphalt shingles is the the three tab single. Each shingle looks like three separate pieces when installed. With proper installation and adequate attic ventilation, three-tab shingles can last up to 25 years.
Dimensional Shingles
Often referred to as architectural shingles, dimensional shingles are a step up in quality from three-tab shingles. Dimensional shingles have two layers of shingle material bonded together, giving them a three dimensional appearance, hence the name. As with three-tab shingles, with proper installation and adequate attic ventilation, dimensional shingles can last up to 30 years.

Premium Shingles
These are the most expensive of the asphalt shingles, but are of the highest quality. Premium shingles are larger than both three tab and dimensional shingles and are manufactured to look like slate. In contrast to the other two types of asphalt shingles, premium shingles can last up to 50 years.

Cedar Shake
Cedar shake roofs are a premium roof material made from cedar (and other) wood materials. One of the more aesthetically pleasing roof materials, cedar allows for a wide range of stain applications, giving you many color options. Cedar shake shingles come in widths from three to eight inches and lengths between 18 and 24 inches. There are two main types of cedar that are used in cedar roofs: white cedar and red cedar.
White Cedar
Of the two, white cedar is the more cost-effective option. Most commonly, manufacturers use Atlantic white cedar, Eastern white cedar and Northern white cedar in roofing. Each of these different types of cedar are resistant to decay, do not splinter and provide excellent stability to your roof.
Red Cedar
Red cedar is more expensive than white cedar, but it is of much higher quality. It is naturally resistant to rot and insect damage, and can withstand varying temperatures and climates. Additionally, red cedar contains tannic acid, which is a preservative that naturally occurs within the wood.

Three Grades
Cedar shake shingles come in three grades: common cedar shake, select cedar shake and 100% straight grain cedar shake.
Common Cedar Shake
This is the the most cost-effective of the three grades. Common cedar shake shingles are randomly cut and made out of any part of the tree. Essentially, they are the leftovers of other cuts. Common cedar shake shingles are the first of the three to split and warp. However, being cedar, it is still strong and retains a rugged look.
Select Cedar Shake
Select cedar shake is a mix of common cedar shake and straight grain cedar shake. It contains around 80% straight grain cedar and around 20% common cedar. This can be a good option for those who want a higher quality cedar shake shingle but do not want to pay highest price.
100% Straight Grain Cedar Shake
This is the highest quality cedar shake shingle on the market. Each shingle is hand selected and straight grained. Because each shingle is straight grained, the shingles will never curl up and warp. It is the most expensive option, but for those looking for longevity and high-quality, this is by far the best option of the cedar shake shingles.

Slate
The heaviest of the roofing materials, slate has long been lauded for its durability and longevity. Because of this, it is one of the most expensive roofing materials around. Mined (mostly in Italy), and cut into square tiles, builders must install slate tiles one at a time. Slate is extremely heavy, so if you choose this option, we build a framework strong enough to support it. If properly installed and flashed, a slate roof will last a lifetime.

Clay Tiles
Clay is one of the oldest roofing materials, dating back to China over 12,000 years ago. In the United States, Ludowici has been making shingles continuously since 1888. However, not every climate is right for clay, which is why you rarely see clay roofs in Wisconsin. Clay is one of the heavier roof options; it is over three times heavier than asphalt shingles. The iron content in clay is what produces its natural red color, but some clay tiles roofers glaze to feature any color you desire.

Composite Synthetic
Made to mimic cedar or slate, composite synthetic shingles are made of a highly durable plastic. We suggest using DaVinci composite synthetic shingles in a home remodeling project. DaVinci makes these tiles from plastic, meaning they are much lighter than the materials they mimic, and in turn, the framing of your house does not to be as load-bearing.

Corrugated Fiberglass Panels
Corrugated fiberglass roof panels are most commonly used to cover areas where you need light but need to limit the heat. Areas such as patios, greenhouses (and other agricultural structures), backyards and carports. These are more cost-effective than other roofing materials but still provide a good amount of durability. Additionally, corrugated fiberglass can withstand harsh weather and is fire, rot and corrosion resistant.
Solar Roof
The Solar Roof, a product of Tesla, is a series of solar and non-solar shingles combined to make a singular roof. Tesla makes the roof out of photovoltaic tiles. Just like solar panels, sunlight powers the roof. The direct current that sunlight produces is sent to a solar inverter which converts that energy to an alternating current that can power your home. While it is expensive up front, Tesla claims “in most cases, it ultimately pays for itself by reducing or eliminating a home’s electricity bill,”. The biggest downside to the Solar Roof is that it is new technology and only comes with a 25 year warranty, which is far less than many of the other roofing materials listed.
Guide to Roofs: Flat Roof Materials
EPDM
Ethylene propylene diene monomer (EPDM) is one of the most common materials used in flat roofs. Manufacturers make EPDM out of true rubber; it’s lightweight and resistant to scuffs and tears. Like many of the other materials used for flat roofs, once installed, the EPDM is covered by stones to protect it from the elements.
TPO
Thermoplastic polyolefin (TPO) is another of the common flat roof materials. Manufacturers make TPO out of rubber and other synthetics and can last up to thirty years if properly installed. One reason many people elect to have this material used in their flat roof is that it’s naturally reflective to UV rays, keeping the building much cooler.
TPO on a commercial roof in Milwaukee, WI
Torch Down
Manufacturers make torch down roofing out of sheets of modified bitumen. Roofers adhere the bitumen to the surface using a torch, hence the name. This process helps to create a waterproof seal for the roof. There are two types of torch down: two-layer and three-layer. The two-layer torch down has a base layer and a cap sheet. The three-layer torch down has a base layer, cap sheet and a granulate cap sheet. This additional granulate cap sheet helps to extend the life of the roof, enhance fire resistance and provide more energy efficiency to the structure.
Dec-Tec™
This flat roof material is much more common in residential use than the others mentioned above. Dec-Tec™ is a waterproof membrane most commonly used for decks, balconies and walkways. Manufacturers do not design traditional roofing for foot traffic, and this is where Dec-Tec™ comes into play. The company offers a ten or twenty year warranty, depending on which product you select.
Guide to Roofs: In Conclusion
